
Loftopia Ltd – Terms & Conditions of Service(Residential)
These Terms and Conditions (the “Terms”) set out how Loftopia Ltd (“Loftopia”, “we”, “our”, “us”) provides services to you(“Customer”, “you”, “your”) and, together with your quotation (“Quotation”),form the agreement between Loftopia and the Customer (the “Agreement”).
By placing an order, you agree to these Terms.
1.0 Definitions
· Agreement – the contract between Loftopia and the Customer for the provision of services.
· Charges – the price payable by you for the Services, as stated in your Quotation.
· Commencement Date – the date Loftopia confirms your booking in writing.
· Customer Default – your failure to meet any obligation under this Agreement which delays or prevents Loftopia from carrying out the Services.
· Deliverables – the products or results of the Services we supply.
· Order – your request for Loftopia to carry out the Services.
· Quotation – our written proposal provided online and/or by email describing the Services, materials and price.
· Services – the work, including Deliverables, supplied by Loftopia.
· Specification – the written description of the Services in your Quotation.
· Supplier Materials – any materials, tools, or property belonging to Loftopia.
· Written Communication – includes email and other online correspondence.

Loftopia Ltd provides loft boarding, insulation, ladders, hatches, and storage solutions for residential properties across the UK.
3.0 Services
3.1 We will provide the Services stated in your Quotation with reasonable skill and care.
3.2 Images and samples are for illustration only; actual products may vary slightly.
3.3 Dimensions may vary depending on dimensions and layout of your property.
3.4 Dates given for installation are estimates and subject to change.
3.5 We may make changes to comply with laws / regulations or where quality is unaffected.
3.6     We will not undertake decorating works such as painting architraves as part of the services.
4.0 Quotations & Orders
4.1 Your Quotation is valid for 30 days.
4.2 Once you approve the Quotation by paying the deposit we will confirm your booking in writing and the Agreement starts.
4.3 Further to the information submitted a survey maybe required.
4.4     Any amendments must be agreed before the installation date.
5.0 Payments/Charges to be paid by you
5.1 £100 deposit payment to approve the Quotation, place an Order and secure the booking.
5.2 30% payment of total quotation will be required following the survey or 2 days prior to the installation date.
5.3 Remaining balance will be due on the day of completion.
5.4 If only part of the quoted work is completed, Loftopia may issue an invoice for a percentage of the original quotation, reflecting the value of the work carried out. This will be calculated fairly and transparently, with a breakdown provided upon request.
5.5 Deposits are refundable for 14 days following the Commencement Date and thereafter non‑refundable if the cause is a Customer Default.
5.6 Supplied materials remain the property of Loftopia until paid in full.
5.7 Late deposits may lead to cancellation or price changes.
6.0 What you need to do
You must:
6.1 Ensure the Quotation details are correct.
6.2 Be on site during works (or appoint a responsible adult over 18).
6.3 Empty the loft space before work starts – removal by us will incur a £200 fee.
6.4 Provide access, electricity, and any necessary permissions.
6.5 Take care of any Supplier Materials left onsite.
6.6 Arrange and receive the results of an asbestos survey if your property was built before the year 2000, prior to accepting a Quotation and installation.
6.7 Inform us of any suspected asbestos containing materials in the property prior to commencement of services.
If you cause a Customer Default, we may pause work and recover any extra costs.
7.0 Removal of Existing Items
We may dispose of any items left in the work area unless you remove them beforehand. We accept no liability for damage to items left in the loft.
8.0 Structural Conditions
8.1 You must tell us of any structural defects to your property.
8.2 We are not responsible for latent defects,lathe/plaster ceiling cracking, plaster bonding issues, or cosmetic repairs after hatch alterations.
9.0 Liability
9.1 Our liability is limited to foreseeable loss caused by our breach or negligence.
9.2 We will make good any damage we cause,excluding pre‑existing defects, dust/debris, overloading damage, or purely cosmetic issues.
9.3 We do not accept liability for business losses.
10.0 Cancellations
10.1 You may cancel the Agreement at any time within 14 days from the Commencement Date and receive your deposit in full with the exception of costs associated with bespoke manufactured items for your install.
10.2 Following the 14 days in Clause 10.1 you may cancel before work starts, but deposits are non‑refundable except where required by law.
10.3 We may cancel your installation if you fail to pay, provide access, or meet your obligations.
11.0 Guarantee
11.1 Payment in full for all Services and Materials must be received by us for the Guarantee to be valid.
11.2 We agree to honour all manufacturer guarantees relating to the materials and products supplied in accordance with their stated terms and conditions.
11.3 We provide a customer a lifetime Guarantee on our installation work. This guarantee is not transferable, including to new owners or tenants of the property.
11.4 The Guarantee does not cover damage through misuse, modification by others or for business use.
11.5 The Guarantee is in addition to your consumer rights.
12.0 Governing Law
12.1 This Agreement is governed by the laws of England and Wales.
